Weldon L. Brown - Chief Executive Officer
Since 1963, Weldon L. Brown has been active as a principal in Real Estate Management, Investment, and Investment brokerage of Commercial and Residential Income properties. Mr. Brown is a Realtor and is active in the management and leasing of income properties, which has included neighborhood and Community Shopping Centers, Multi-Story Office Buildings, Medical Buildings, Condominiums, Community Associations, Hotels, Restaurants, Cocktail Lounge, Motels, Mobile Home Parks and Apartments.
The Institute of Real Estate Management, a division of the National Association of Realtors, has certified him as a Certified Property Manager, (CPM). The California Association of Community Managers has also certified him as a Certified Community Association Manager, (CCAM). He is a California License Real Estate Broker. He is a member of the Greater Orange County Chapter of the Institute of Real Estate Management (IREM), California Association of Realtors (CAR), Riverside Board of Realtors, Founder, past President and Board member of the Inland Empire Community Association Institute (CAI), Building Owners and Managers Association (BOMA), and International Council of Shopping Centers (ICSC).
Since 1967, Mr. Brown has been qualified as a State Court Receiver for the Superior Court of the State of California. He has been qualified in the counties of Los Angeles, Riverside and San Bernardino. Mr. Brown has been appointed a Special Administrator to manage trusts and the administration of large contested estates. He is also qualified as an expert witness in the Superior Court.
Requests for Mr. Brown's services have come from Financial Institutions, Bank Holding Companies, Insurance Companies and numerous prominent Law Firms based in Southern California.
Weldon L. 'Bud' Brown II, CCAM, CMCA - President
Mr. Brown is President of the Weldon L. Brown Company, Inc. and is a candidate for the Certified Property Manager (CPM) designation by the Institute of Real Estate Management. Weldon L. Brown II commenced his Professional Career in Real Estate Management and Community Association Asset Management in 1987.
Mr. Brown has organized and re-organized California Mutual Benefit Corporations that control Common-Interest Developments (CID) in the State of California. His knowledge of California Mutual Benefit Corporate Law has assisted associations, corporations, in establishing sound business practice and meeting their legal compliances with California Statute Law.
Mr. Brown's Real Estate Asset Management experience includes client budget preparation, capital investment reserve analysis, and a knowledge of Title 6 Davis/Sterling Common Interest Subdivision Act of the California Civil Code, contract negotiations and commercial leasing transactions. Mr. Brown worked closely with Great Western Banks, Southern California Regional REO Division in the management, handling and liquidation of their foreclosed property portfolio. This included apartment and commercial buildings.
Mr. Brown's current Management Portfolio is mixed and includes Common Interest Development, Community Associations, apartment communities, office buildings, and strip commercial.
Mr. Brown is a member of the California Association of Community Managers (CACM) and has been awarded the Certified Community Association Manager (CCAM) description by the California Association of Community Managers and the Certified Manager of Community Associations by the Community Association Managers International Certification Board (CAMICB). He possesses a Real Estate license issued by the California Bureau of Real Estate.
Ramona L. Bryant - Association Community Portfolio Manager
Ms. Bryant is Vice President of the Weldon L. Brown Company, Inc., has been a Certified Community Association Manager by the California Association of Community Managers, CCAM. Prior to her association with the Company in 1980, she was in the Mortgage Banking and Real Estate Development business.
Ms. Bryant provides professional guidance to Community Associations and advises associated vendors in the Association Industry. An active volunteer for Community Associations Institute (CAI) Inland Empire Chapter, she has been the recipient of several awards and currently participates on the Ambassador and Medias Committees.
Lana Torres - Association Community Portfolio Manager
Lana Torres has 6 years of experience in the association management industry and brings an enthusiasm and freshness to her job. She has excellent organizational, multitasking, communication, administrative, customer service and computer skills. These are skills necessary to effectively perform the tasks required of a Community Association Manager. She has helped her communities Committees & Board of Directors develop and enforce their policies and procedures, establish goals and objectives, compliance with Title 6 of the California Civil Code, assisted in budget development and forecasting, along with an adherence to ethical standards.
Lana is a member of Community Association's Institute (CAI) and the California Association of Community Managers (CACM). Lana is a candidate for the certification of Certified Community Association Manager (CCAM) and Certified Manager of Community Associations (CMCA).

George Gallanes, CMCA – Association Community Portfolio Manager
We are pleased to have George Gallanes jointhe management team here at the company.
George spent a number of years in the restaurant
management field overseeing personnel teams to ensure patrons had an enjoyable dining
experience. He responsibilities included budget planning to ensure optimal
spending and saving, knowledge in facilities management, product purchasing,
inventory control, repairs and management. Upon the conclusion of his career in the restaurant field, his years in
this industry allowed him to develop the organization, people and customer
service skills necessary to excel in the real estate management profession.
George then began working in property and residential
management looking after owner asset and income properties. He then
transitioned into community association portfolio management. He is a very active Board Member in his own HOA for the last 13 years. This position has allowed him the opportunity to work very closely with community managers and to learn from them. He holds the Certified Manager of Community Associations (CMCA) designation through Community Associations Institute (CAI) since 2011. He also currently serves on the Board of Directors of the Greater Inland Empire Chapter of CAI and he holds an active California Real Estate License through the Bureau of Real Estate that he earned in 2014.

Brenda Wesley, CPM, CMCA - Association Community Portfolio Manager
Brenda Wesely brings 30 plus years of management experience and knowledge to the team.
background experience entailed developing and implementing successful Resident
Retention and Rental programs on properties with a diverse resident profile.
She built, motivated, and trained numerous teams over the years that were able
to meet and exceed client/owner expectations. Successfully supervised a
portfolio of 2000 plus multi-family units with approximately 50 employees.
Her ability to
trouble shoot and use common sense judgment is a great asset to the company and
the clients we represent. Brenda is responsible for developing and
implementing, budgets, oversight of vendors, communication with Board Members, procuring bid
proposals, maintenance issues, knowledge of all legal requirements and options
associated with the collection of delinquent accounts, CC&R violations, conducting
Board Meetings, Annual Elections, customer service and addressing homeowner
leadership several residential properties were upgraded to a level that far
exceeded the expectations of the investors. She holds with the Institute of
Real Estate Management the desination of Certified Property Manager and Certified Manager of Community Associations (CMCA) by the Community Association Managers International Certification Board (CAMICB). She was
Institute of Real Estate Management 2005 President of the 106 Chapter. She holds anactive California Real Estate License through the Bureau of Real Estate.
Andrea Brown – Administrative Assistant
Ms. Brown’s role within the company is to provide customer service support to company community managers and our Association cliental. Ms. Brown also interfaces with client vendors/contractors on issues and is responsible for ongoing data entry and programming for our gated communities, answering telephones, administrative tasks, scanning documents, correspondence, supplies and inventory.
Cynthia Liera - Administrative Assistant
We are pleased with the addition of Cynthia to our team. She brings a freshness, enthusiasm and skillset to the office we feel will benefit our office environment and the services to our clientele. Cynthia has the all-important role and responsibility of being the first point of contact at our office. She is the first person someone speaks to or sees when coming into our office about their concern or issue. Cynthia's responsibilities entail answering the phones, interfacing with Homeowners, Board Members and Association vendors and directing those individuals to the appropriate office personnel for proper follow up. She will provide inner support to managers and staff on administrative office and client functions. We are pleased to have her as part of our team.
Terri Cawthon - Chief Financial Officer, CFO
Terri Cawthon is the company Chief Financial Officer, CFO and head of the Accounting Department. She came to the Company with an extensive accounting background in community association property management. With over 27 years of experience in property management accounting including assessment, rental billings, processing cash receipts, collections, deposit banking, GL preparation and review, budgets, financial reporting & statement preparation pursuant to the GAP od NACPA.
Terri is a self starter, very organized with additional experience in HR, customer service and interfacing with vendors, contractors, CPA's, financial institutions, tenants and community association clients. Terri is a member of the California Associations of Community Managers (CACM) and Community Association Institute (CAI). We pride ourselves in providing our client with quality and professional services, Terri embodies these qualities. Terri has been a vital member and asset of the Weldon L. Brown Company team for 11 years, we are proud to have her dedication and professionalism servicing our clients.
Diane Mitcham - Accounts Payable
Diane Mitcham brings a skill set to her position that is a great asset to our company. Diane assists the company CFO, along with receiving and reviewing invoices from vendors, verifies insurance, matches documents, codes and batches, assembles packages/invoices for approval by appropriate property managers and processes checks to send to vendors in a timely manner. She also performs other clerical duties associated with accounts payable, posting transactions to journals, ledgers and other records. She also handles incoming calls from vendors regarding payments. Diane is self motivated and detail oriented in performing her job functions and we are pleased to have her as part of the Weldon Brown team.
Dunia Razo – Accounts Receivables /Escrows
Ms. Razo is a vital and valued member of the management team. Her tasks in running the Accounts Receivable Department include monitoring delinquent accounts, payment plan set up with individual homeowners and ongoing monitoring of the accounts, preparing Intent to Lien Notices in accordance with the Association’s adopted collection policy, governing documents and California Civil Code requirements, preparing delinquent files for Lien preparation, preparing monthly reports for collection activity consideration for decision by Association Board of Directors, knowledge on Small Claims & filing. Ms. Razo interfaces with our community managers, association homeowners, retained attorney’s & collection agencies in the ongoing effort to minimize accounts receivables and protect association client interests. Ms. Razo also handles escrows and title transfers.
